Beth Storage is a ‘Self–service storage facility’ governed by
Ohio Laws. Tenant’s property may be subjected to a claim of lien and public-sale for unpaid rents and
charges as authorized by Chapter 5322 of the Ohio Revised Code.

|
Tenant must give written notice of any changes to address or phone. ‘Last Known Address’
is used for all notifications.
RENT IS DUE THE _________DAY OF EACH MONTH
Rents are not prorated; partial month’s unused rent is not refundable.
Rent rates and fees may be changed with a thirty (30) day notice. No monthly statements are sent.
It is Tenant’s sole obligation to ensure timely payment.

TERMINATION:
This is a month-to-month basis agreement. Tenant must give thirty (30) days written notice to
vacate the Unit. Termination date is next due date after 30 days. Tenant is responsible for rent
as long as the Tenant’s lock remains on the Unit. Upon vacating, Tenant must empty the Unit, broom
clean, and remove the lock. Beth Storage has a right to terminate this agreement with a written 15
day notice to the Tenant. |

SECURITY DEPOSIT:
A
$25.00
deposit is required on each Unit. Deposit will be refunded only if
Tenant 1) gave 30 days written termination notice, 2) emptied and broom-cleaned the Unit, 3) did
no physical damage to Unit, 4) was not delinquent in paying rent, and 5) met all the terms of this
agreement. The deposit will be returned via check and sent through mail. |

LOCKS:
Tenant
must furnish their own lock and use only one lock per door; the second lock position on the
door is for Beth Storage to over-lock if necessary. Tenant must keep unattended Unit locked at all
times. Beth Storage may, but is not required to lock unattended unlocked Unit. Locks placed by
Beth Storage will be removed during office hours after 24 hours notice. |

RENT PAYMENT:
Beth Storage accepts cash, money orders, and checks. Payments may be sent by mail or brought to
office. A ‘Deposit-Slot’ is provided at the office door. Make checks payable to Beth Storage; note
Unit# in the memo. A $30.00 fee is automatically charged for all returned checks. After
one returned check, future payments must be made in cash, or money order. |

LATE PAYMENT, DEFAULT, DENIAL OF
ACCESS:
If a Tenant fails
to pay rent before or on the seventh (7th) calendar day after due date, a late payment fee of
$10.00 will be charged, Tenant shall be deemed in DEFAULT, the Unit will be over-locked
denying access to Unit and stored goods till payment is made in full. Over-lock will be removed 24
hours after the payment is received. Late payment fee will be charged for each month the account
is delinquent and shall be cumulative. |

DEMAND FOR PAYMENT, PUBLIC SALE:
After rent
has been delinquent for 30 days, Demand for Payment will be sent by certified and first class mail
to Tenant’s ‘Last Known Address’. If lien is not satisfied, Tenant’s stored property will be
advertised in the Daily Jeffersonian for public-sale and held at Beth Storage on a date and time
certain. Prior to advertising, Tenant’s lock will be removed and replaced with Beth Storage lock.
Proceeds from the sale will be used to satisfy the lien. Excess balance will be held without
interest for Tenant to claim within ninety (90) days. Unclaimed balance will become Beth Storage’s
absolute property. A $30.00 fee will be charged for Demand of Payment, a $110 fee
will be charged for advertising and conducting sale. Beth Storage may also seek remedy in the
Cambridge Municipal court. |

USE OF STORAGE SPACE:
Tenant may
only store property that is wholly owned, or authorized by the owner. Tenant may not use the unit
for lodging / sleeping; or store: live animals or carcasses, flammables, stolen property, guns,
ammunition, collectables, heirlooms, jewelry, works of art, any property having special or
sentimental value to the Tenant. Tenant waives any claim for emotional or sentimental attachment
to the property. Tenant agrees not to store property with a total cash value in excess of
$5,000. No goods will be placed outside the Unit. Tenant will NOT use storage space to conduct
repairs, maintenance, or manufacturing. Tenant accepts the Unit ‘as-is’ suitable for storage. To
protect property, Tenant may place wood strips under stored items, use mothballs and rat poison. |

SUBLEASE:
Tenant is
not allowed to assign this Rental Agreement, or sublet the storage space(s)/ Units. |
|
RISK OF LOSS, INSURANCE:
Beth
Storage carries no insurance to cover items stored by Tenant. Beth Storage is not liable to the
Tenant for any loss or damage to the stored property because of theft, fire, wind, rain, rodent
damage, or other casualty. Beth Storage is NOT a warehouseman and no bailment is created under
this agreement. Beth Storage exercises neither care custody, nor control over Tenant’s stored
property. Tenant agrees to hold Beth Storage harmless from any claim for loss or damage to the
property. It is recommended that Tenant find an insurance company, obtain and maintain
insurance coverage on the stored goods for its actual cash value; or be ‘self-insured’. |

EMERGENCY:
In case
of emergency, Beth Storage reserves a right to enter Unit as necessary |

This Rental Agreement constitutes the entire agreement.
By signing, the undersigned acknowledge to have read the Agreement, and agree to be contractually
bound.
